1.CARE. Please take good care of the property and contents, leaving it clean and tidy as you found it.

   2.ARRIVAL AND DEPARTURE. You may arrive any time between 4pm-5pm. Please inform us if you intend arriving after this time so that arrangements can be made for you to pick up the key. Please leave by 10.00am on your departure day.

   3.PETS. (Orchards apartment only). One well-behaved dog by arrangement (or two- if very well behaved)! As a courtesy to other guests, the dog must not be left unattended or allowed to sit or sleep on any piece of furniture.

   4.SMOKING. As a courtesy to other visitors, we do not allow smoking in either the Coach House or Orchards Apartment. You are more than welcome to smoke outside!

   5.GAS & ELECTRICITY are included in the rent. Heating is also included in the rent and is normally on from October to April inclusive (and when it is cold during the remainder of the year)!

   6.LINEN. All bed linen, including duvet covers, are supplied. However, towels are not. Please don't forget to bring your own.

   7.LIABILITY. The owner accepts no liability whatsoever in respect of loss or damage to the client or any member of the their party, including baggage, car and contents.

   8.INSURANCE. Holiday cancellation insurance is recommended and is available from many insurance companies.

   9.ACCESS. The owner shall be allowed access to the property at any reasonable time for any essential maintenance. Wherever possible this     would be by prior arrangement.

  10.CANCELLATION. Should you need to cancel your holiday, please inform us as soon as possible. Provided we receive notification before the balance of rental is due, then only your deposit will be forfeited. However after this date you will be liable to pay the total cost of your booking. We will do our best to re-let and if successful we will refund your balance.

  11.CHILDREN are very welcome. Unfortunately there are no baby facilities provided by the owners.

  12.BREAKAGE’S, loss or damage to the property, furniture or fittings, must be notified to the owner, who shall be entitled to charge for replacement.

  13.OCCUPANCY: The apartment is offered only on the understanding that no more than 4 people (plus any baby) will use it and the Coach house -
no more than 2 people.
